This one is about handing someone the keys to a home they may never have thought they could afford.

We’re recruiting for a New Homes Sales Executive to join one of the South’s largest not-for-profit housing providers. You’ll help customers buy Shared Ownership and Market Sale homes, guiding them through what can be an exciting, confusing and occasionally nerve-racking journey.

You’ll have targets to achieve, of course. But this isn’t a hard-sell environment. The best people in this team build trust, explain things clearly and keep everyone moving until the keys are finally handed over.

This is also a good time to join. The organisation is investing heavily in new and affordable homes across the region, with a substantial programme of new developments planned in and around Bracknell. You won’t be joining a sales team waiting for something to sell.

The role You’ll manage a portfolio of Shared Ownership and Market Sale homes, taking responsibility for customers from their first enquiry through to completion.

Your week will include:

  • Responding to enquiries and following up new sales leads
  • Conducting accompanied property viewings
  • Helping customers understand the buying process and their options
  • Progressing reservations through to exchange and completion
  • Liaising with solicitors, mortgage advisers, lenders, developers and estate agents
  • Checking buyer eligibility, affordability and supporting documentation
  • Completing Anti-Money Laundering and compliance checks
  • Keeping customers updated so they always know what is happening
  • Maintaining accurate records and a clear audit trail
  • Attending development and project meetings
  • Carrying out monthly inspections of vacant homes
  • Delivering agreed sales and conversion targets without losing sight of the person buying the home
What are they really looking for? They need someone who is confident, organised and comfortable taking ownership of a sale from beginning to end.

Ideally, you’ll have experience in one or more of the following:

  • New-build residential sales
  • Shared Ownership or affordable home ownership
  • Developer or housing-association sales
  • Estate agency or property sales
  • Mortgages, conveyancing and the house-buying process
  • Working in a customer-focused, target-driven sales environment
Experience of Shared Ownership would be particularly valuable. However, a strong new-build or residential sales professional who understands the buying journey and can quickly learn the affordable-housing side could also be a very good fit.

You’ll need to be good at building relationships, handling several live sales at once and keeping calm when a solicitor, lender and buyer are all chasing different things on the same afternoon.

Qualifications There is no specific degree or professional qualification required for this position. Your property knowledge, sales experience and ability to look after customers will matter far more.

You will need:

  • Strong written and verbal communication skills
  • Good general IT and Microsoft Office skills
  • Confidence working with sales systems, figures and customer documentation
  • The ability to work every Saturday as part of the normal working week
  • A full driving licence and vehicle access, or another reliable way of travelling efficiently between developments that may not be accessible by public transport
