A leading main contractor with a strong and growing presence across London and the South East is seeking a permanent Project Manager to join its fit out and interiors division. The business delivers large scale commercial, residential and mixed use schemes nationally and has built a reputation for repeat client work, low staff turnover and genuine investment in the people it hires. This is a permanent staff appointment, not a project by project contract.

The project

A secured £80m commercial office fit out in the City of London, a short walk from Liverpool Street station. The scheme is a large floorplate office refurbishment and fit out for a corporate end user, mobilising in early November 2026 with completion in 2028.

The works include:

  • Strip out and preparation of existing floors
  • Category A and Category B fit out across multiple levels, including open plan and cellular workspace, meeting suites, client facing floors and staff amenity areas
  • Full MEP installation and coordination, including new plant, ventilation, lighting and controls
  • Reception, core and washroom upgrades, along with finishes to feature areas and circulation space
  • Delivery within a live and constrained City environment, with restricted access, tight logistics and a high standard of finish expected throughout

The role

Reporting directly into the Operations Director, the Project Manager will take full responsibility for delivery on site from mobilisation through to handover and close out. Duties include:

  • Leading the site team and setting the standard for safety, quality and behaviour on site
  • Owning the construction programme, driving progress against key milestones and managing recovery where needed
  • Managing subcontractor procurement, performance and coordination in conjunction with the commercial team
  • Chairing progress and design team meetings, and acting as the main point of contact for the client, design team and building management
  • Working with the design and technical teams to resolve information, drive the RFI process and manage the change process
  • Overseeing health, safety, environmental and quality compliance, including CDM duties
  • Monitoring cost and value alongside the QS team and reporting on commercial performance
  • Managing snagging, commissioning, handover and the production of O and M documentation

Requirements

  • Proven track record delivering commercial office fit out projects, ideally with values of £20m or above
  • Experience gained with tier 1 fit out and main contractors such as Overbury, Mace Interiors, ISG or Structure Tone
  • Category A and Category B fit out experience, with strong MEP coordination knowledge
  • Construction related degree, HNC or HND, or equivalent trade and site progression
  • SMSTS, CSCS and First Aid as a minimum
  • Confident client facing communicator, capable of leading a team and holding a subcontractor supply chain to programme
  • Experience of working in occupied buildings or constrained City centre locations is highly desirable
