Freelance Quantity Surveyor (Pre-Contract / Estimating)
Location: London / Essex (Hybrid)
Rate: £475 - £500 per day (Outside IR35)
Duration: Up to 12 months
We're working with a unique business within the rail sector to recruit a Freelance Quantity Surveyor to support a major programme of station redevelopment and asset investment across a busy rail network.
This isn't your typical project QS role.
They're looking for someone with strong pre-contract and estimating experience who can take outline designs and develop robust cost estimates that help shape business cases, budgets and procurement strategies before projects move into delivery.
If you've worked within rail infrastructure and enjoy the commercial planning side of projects rather than purely post-contract delivery, this is an excellent opportunity.
The Role:
Working within the Asset Commercial team, you'll provide commercial support across a portfolio of civils and M&E projects, working closely with engineers, designers and project managers to ensure projects are commercially viable from the outset.
Your responsibilities will include:
- Preparing cost estimates from outline designs
- Developing project budgets and supporting business cases
- Providing commercial input during the pre-contract stage
- Supporting procurement and tender activities
- Reviewing contractor quotations and cost submissions
- Cost forecasting and commercial reporting
- Working across a range of civils and M&E asset projects
- Supporting project teams through the commercial lifecycle where required
What We're Looking For:
- Quantity Surveying experience within rail or infrastructure
- Strong estimating and pre-contract commercial experience
- Ability to interpret designs and produce accurate cost estimates
- Experience across both Civils and M&E projects
- Good understanding of NEC contracts
- Strong commercial awareness and stakeholder management skills

- Hybrid working (typically 2 days in the Central London office with travel across the route as required)
