The Role
I am seeking an experienced Senior Site Manager to take full responsibility for the safe, on-programme, and high-quality delivery of a residential development in Leicestershire. This is a hands-on leadership role, suited to a proven residential construction professional ready to take full ownership of a site from groundworks through to legal completion and handover.
Key Responsibilities
- Take full accountability for the day-to-day running of the site, including health & safety, build quality, and programme delivery
- Manage and coordinate all trades and subcontractors on site, ensuring works are sequenced efficiently and to the highest standard
- Act as the site's responsible person for health & safety compliance, including inductions, RAMS review, toolbox talks, and site inspections
- Maintain and drive the build programme, working closely with the Project/Contracts Manager to manage risks to time, cost, and quality
- Oversee quality control and snagging, ensuring homes meet NHBC standards and the company's own quality benchmarks
- Manage material and plant deliveries, ensuring efficient site logistics
- Mentor and support Assistant Site Managers and trainees, developing site talent
- Liaise with the sales team, NHBC inspectors, and, where required, homeowners to ensure a smooth handover experience
- Maintain accurate site records, diaries, and progress reporting
Candidate Requirements
Essential
- Proven experience as a Senior Site Manager (or strong, established Site Manager ready to step up) within residential house building
- Strong track record of delivering high-quality homes safely and on programme
- Experience with timber frame and/or traditional (brick and block) construction methods
- Good tenure in previous roles, demonstrating stability and commitment
- SMSTS (Site Management Safety Training Scheme)
- CSCS Black Card (or working toward NVQ Level 6 in Construction Site Management)
- First Aid at Work
Desirable
- NHBC Pride in the Job Award history (a strong indicator of quality and consistency)
- Experience working within a volume housebuilder environment
- Familiarity with Bellway's build standards or those of a comparable major housebuilder

- Strong leadership and man-management skills, with the ability to motivate site teams and subcontractors
- Excellent organisational skills, with meticulous attention to quality and detail
- Confident communicator, comfortable liaising with clients, homeowners, and external stakeholders
