Senior Site Manager - £90m RC Frame Residential Development

We are currently working with an established main contractor who are preparing to commence a £90m RC frame residential development in Guildford and are looking to appoint an experienced Senior Site Manager to take a leading role in the operational delivery of the project.
 
This is a high-level Senior Site Manager position and would suit someone who has operated as the operational lead / No.2 to a Project Manager on a major residential scheme and is comfortable managing sizeable teams, multiple subcontractors and complex site operations.
 
The Role
Reporting directly to the Project Manager, you will take ownership of the day-to-day running and production of the site, leading the internal site team, logistics team and external managers and ensuring the project is delivered safely, efficiently and in line with the programme.
 
At peak, the project is expected to have 400+ personnel on site and 30-40 subcontractors, so we're looking for someone who has genuine experience operating at this scale.
 
You'll need to be a strong personality and confident leader who is comfortable challenging subcontractors, holding teams accountable and making decisions to keep the project moving.
 
The role comes with a high degree of autonomy, including responsibility for building and managing the site team and the ability to recruit and remove staff where required to maintain standards and performance.
 
Key Responsibilities
  • Take responsibility for the day-to-day operational running and production of the site.
  • Lead and manage the internal site management, logistics and external management teams.
  • Coordinate and manage a significant subcontractor base, with 30-40 subcontractors at peak.
  • Manage a workforce of 400+ personnel at peak.
  • Plan upcoming works and produce detailed short-term look-ahead programmes.
  • Ensure labour, materials, plant and information are secured ahead of requirements.
  • Review and manage the construction programme, identifying potential issues before they impact delivery.
  • Chair weekly coordination meetings with subcontractor supervisors and ensure clear actions are agreed.
  • Challenge subcontractor performance and escalate issues to the Project Manager where necessary.
  • Work closely with Commercial, Design, Logistics, Quality and Health & Safety teams.
  • Ensure the site team maintains accurate daily records, site diaries and timesheets.
  • Oversee site logistics and make changes to the logistics strategy as the project progresses.
  • Coordinate site briefings and ensure all works are properly planned and coordinated.
  • Liaise with client representatives, Building Control, warranty providers and Clerk of Works.
  • Lead regular site inspection walkarounds and ensure actions are followed through.
  • Oversee Temporary Works coordination.
  • Work alongside the Quality & Environmental team to maintain high standards of QA across the project.
  • Use Procore to review inspections, quality records and site documentation.
  • Contribute to subcontractor package and scope development, ensuring works are properly coordinated.
  • Produce and review clear internal and external meeting minutes.
About You
We're looking for a proven Senior Site Manager with major residential experience, ideally someone who has worked on large-scale RC frame developments and is comfortable operating in a highly structured main contracting environment. You should have experience managing a sizeable team beneath you rather than simply overseeing individual trades or sections of a project. We're particularly interested in candidates who have experience with:
  • Large-scale residential developments.
  • RC frame construction.
  • Projects of £50m+, ideally £75m-£100m+.
  • Large site teams and workforces.
  • Managing multiple site managers / external managers.
  • 30+ subcontractors across a major project.
  • Production planning and detailed look-aheads.
  • Programme management and short-term delivery.
  • Strong subcontractor and supply-chain management.
  • Client and consultant liaison.
  • Quality, H&S and site compliance.
  • Commercial awareness and understanding of subcontractor packages.
  • Procore and Microsoft Office.
Most importantly, you'll need the personality and authority to lead from the front. This isn't a role for someone who wants to sit back and monitor the project; we're looking for someone hands-on, organised and confident enough to challenge when things aren't being delivered to the required standard.
 
The Opportunity

You'll work closely with an experienced Project Manager but will have significant responsibility for the operational running of the project and the performance of the site team.
 
For the right person, this is a genuinely substantial project where you'll be trusted to take ownership rather than simply manage a small section of the build.
