Location: North West (Head Office or Site-Based)

My client is a leading property developer in Manchester. Renowned for craftsmanship, design excellence, and sustainability, we deliver unique residential developments across the UK, combining heritage-led regeneration with high-quality contemporary construction.

As our portfolio continues to grow, including complex multi-storey residential schemes, we are seeking a highly capable Senior Technical Coordinator to join our Technical team.

The Role

This is a senior technical position requiring extensive experience in the delivery of residential developments through the detailed design and construction phases. The successful candidate will take a leading role in coordinating technical design information, managing consultant teams, and ensuring projects are delivered in compliance with the latest regulatory requirements, including the Building Safety Act and Gateway approval processes.

Experience of working on multi-storey and high-rise residential developments is essential, together with a strong understanding of technical design coordination during RIBA Stages 4, 5 and 6.

You will work closely with internal departments, external consultants, contractors, local authorities, and regulatory bodies to ensure that developments are fully coordinated, buildable, compliant, and delivered to the highest standards.

Key Responsibilities

Lead the coordination and management of technical design information for residential developments, including new-build, conversion, refurbishment, and high-rise schemes.

Produce, review, and coordinate RIBA Stage 4 technical design drawings and information to ensure accuracy, compliance, and buildability.

Manage and coordinate third-party consultant design information, ensuring timely integration into project designs.

Oversee the submission, tracking, and approval of planning conditions, Building Regulations applications, Building Control approvals, and statutory consents.

Support compliance with the Building Safety Act and manage technical requirements associated with Gateway 2 and Gateway 3 approval processes, where applicable.

Review architectural, structural, MEP, and specialist contractor drawings to ensure technical coordination and design compliance.

Manage consultant reports, approval processes, and technical documentation throughout the project lifecycle.

Organise, chair, and lead design team meetings, recording actions and ensuring delivery against programme requirements.

Work closely with construction and commercial teams to resolve technical issues and provide ongoing technical support through Stages 5 and 6.

Support value engineering initiatives while maintaining design quality, performance standards, and regulatory compliance.

Ensure technical records, approvals, reports, and design documentation are maintained accurately and in accordance with company procedures.

Monitor design risks and identify potential technical issues before they impact programme, quality, or cost.

Skills & Experience

Proven experience in a Senior Technical Coordinator, Technical Coordinator, Design Manager, or similar role within the residential development sector.

Extensive experience delivering multi-storey or high-rise residential developments through detailed design and construction phases.

Strong knowledge of UK Building Regulations, planning processes, construction methods, and statutory approvals.

Sound understanding of the Building Safety Act, higher-risk buildings requirements, and Gateway approval processes.

Experience managing and coordinating multidisciplinary consultant teams.

Ability to review, interpret, and coordinate architectural, engineering, and specialist contractor drawings.

Strong knowledge of RIBA Stages 4, 5 and 6.

Excellent project management, organisational, and stakeholder management skills.

Ability to manage multiple projects and priorities within demanding timescales.

Strong communication skills with the confidence to challenge designs where necessary and drive solutions.
