Senior Voids Surveyor

Potters Bar | Office Based with Site Inspections | £70,000-£75,000

I'm currently recruiting for a Senior Voids Surveyor to join a well-established and highly regarded property services contractor based in Potters Bar.

This is a senior opportunity for an experienced Building Surveyor / Property Surveyor with strong residential voids experience and a good understanding of both technical surveying and commercial cost control.

CVR (Cost Value Reconciliation) experience is essential, while experience with the Coin Accountancy platform would be highly desirable.

The role is primarily office based in Potters Bar, with regular site inspections. You'll oversee void properties from initial inspection through to completion, ensuring works are delivered safely, to specification, within budget and within agreed timescales.

Key responsibilities include:

• Inspect vacant residential properties and identify required repairs, refurbishment and remedial works.
• Prepare specifications, schedules of works and cost estimates.
• Manage void works through to completion and handover.
• Manage contractors and subcontractors, monitoring quality, cost and programme.
• Undertake CVR reporting and analysis, including actual costs, committed expenditure, forecasts and financial performance.
• Review valuations, applications, variations and final accounts.
• Identify cost risks and challenge unnecessary works to ensure value for money.
• Monitor contractor performance against KPIs and SLAs.
• Work closely with property, housing, repairs and lettings teams to reduce void turnaround times.
• Provide professional advice on building defects, repairs and remedial works.
• Ensure works meet relevant statutory, regulatory, health and safety and property requirements.

• Strong Building Surveying / Property Surveying background.
• Proven voids / residential property maintenance experience.
• Social housing, local authority, housing association or property services experience is highly desirable.
• Strong knowledge of residential defects, repairs and refurbishment.
• Experience producing specifications and schedules of works.
• Strong contractor management experience.
• CVR / Cost Value Reconciliation experience - essential.
• Good commercial awareness and experience managing variations and costs.
• Excellent communication and stakeholder-management skills.
• Full UK driving licence and willingness to undertake site inspections.

• Experience using Coin Accountancy.
• Experience with planned works, asset management or capital programmes.
• Knowledge of Decent Homes, HHSRS and wider social housing standards.
• Experience with disrepair, damp and mould, fire safety or residential compliance.

RICS qualification is not required. The priority is strong Building Surveying + Voids + CVR experience.
