THE OPPORTUNITY
An experienced Site Manager is required to take full day-to-day responsibility for a technically demanding hotel refurbishment in central London.
This is a number-one Site Manager position. The successful candidate will be expected to manage the entire project rather than a single package or section of the works. The role would particularly suit someone from a Tier 2 or similarly agile main contractor who is comfortable working independently, making decisions and taking ownership of delivery from the current construction stage through to completion and handover.
THE PROJECT
The scheme comprises the refurbishment of a 20-bedroom hotel formed within listed, terrace-style properties.
The building is arranged over five levels, including basement, ground and three upper floors. The bedrooms are relatively small, requiring careful coordination of partitions, services, finishes and trade sequencing.
The building has recently been substantially rebuilt and is currently progressing through internal timber repairs. The next stages will include first-fix works, internal partitions and coordinated follow-on trades.
The project also includes a small rear extension and a limited amount of structural framing work.
The central London location presents significant logistical challenges, including restricted access, deliveries, material storage, waste movements, neighbouring properties and limited working space.
KEY RESPONSIBILITIES
- Take overall responsibility for the safe, timely and high-quality delivery of the project through to completion and handover.
- Manage all daily site activities, subcontractors, direct labour and suppliers.
- Produce, maintain and drive the construction programme, short-term programmes and weekly look-ahead schedules.
- Monitor progress against programme, identify potential delays and implement recovery measures where required.
- Plan and manage the project’s central London logistics, including restricted access, deliveries, storage, waste removal and site security.
- Coordinate internal timber repairs, first-fix works, partitions, M&E services, structural interfaces, finishes and the rear extension.
- Ensure the listed building and its existing fabric are properly protected throughout the works.
- Ensure all works comply with drawings, specifications, approvals, conservation requirements and agreed quality standards.
- Manage health, safety and environmental standards across the site, including inductions, permits, inspections, toolbox talks and site records.
- Chair site meetings and subcontractor coordination meetings, issuing clear actions and following them through to completion.
- Work closely with the commercial, design and project teams to resolve issues promptly.
- Liaise professionally with the client team, consultants, neighbours and other project stakeholders.
- Use Procore to manage drawings, RFIs, inspections, site records, progress reporting, snagging and document control.
- Manage testing, commissioning, snagging, O&M information and final handover.
The successful candidate will be a practical, self-sufficient Site Manager with the confidence and experience to run the entire project as the number-one site lead.
Essential experience and attributes include:
- Proven experience working as the number-one Site Manager on comparable refurbishment or redevelopment projects.
- Strong listed-building experience, including sensitive work to existing structures and the coordination of specialist repairs.
- Experience managing projects with complex central London logistics.
- The ability to take full responsibility for site delivery without requiring close day-to-day supervision.
- Strong programming, sequencing and problem-solving skills.
- The ability to create, update and manage realistic construction programmes.
- Experience coordinating structural works, first fix, partitions, M&E services and high-quality finishes.
- Strong health and safety knowledge and a consistent approach to site compliance.
- Confidence using construction technology and digital reporting systems.
- Practical working knowledge of Procore.
- Excellent organisation, communication and subcontractor-management skills.
- A professional, collaborative and solutions-focused approach.
- Previous hotel refurbishment experience.
- Experience working for a Tier 2 or similarly agile main contractor, with broad responsibility across project delivery.
- Experience delivering projects in live or occupied environments.
- Experience working in schools, colleges, hospitals or care homes would be particularly relevant.
- Experience of projects involving listed buildings, heritage fabric or conservation requirements.
- Valid SMSTS certificate.
- Valid First Aid at Work certificate.
- Appropriate CSCS card for the role.
- Full right to work in the UK.
