We are seeking a Freelance Site Manager to oversee the refurbishment of a student accommodation building. This is a hands-on role requiring excellent organisational skills and a proactive approach to managing site operations within a tight timeframe.
Job Duties- Manage all on-site activities during the refurbishment project to ensure timely and safe completion in line with project specifications.
- Coordinate daily site operations, including subcontractors, suppliers, and workforce to maintain progress and quality standards.
- Ensure compliance with health and safety regulations and company policies throughout the project duration.
- Monitor site budgets and resources, reporting any variances or issues promptly to the project manager.
- Maintain accurate site records, including daily reports, site diaries, and inspection documentation.
- Conduct regular site inspections and meetings to identify and resolve potential risks or delays.
- Liaise with client representatives, consultants, and local authorities as required.
- Implement and enforce environmental and sustainability standards appropriate to the project.
- Site Management Safety Training Scheme (SMSTS) certificate
- Construction Skills Certification Scheme (CSCS) card
- Valid First Aid qualification
- Full, clean driving licence
Minimum of a relevant construction-related qualification such as a Level 3 Diploma in Site Management or equivalent experience demonstrating competency in site management.
Experience- Proven experience managing refurbishment projects, preferably within student accommodation or residential sectors.
- Experience working on medium-sized construction sites with multiple subcontractors.
- Track record of delivering projects safely, on time, and within budget.
- Comprehensive understanding of construction methods, regulations, and health and safety legislation.
- Strong leadership and communication skills to effectively manage teams and stakeholder relationships.
- Ability to interpret technical drawings, specifications, and contracts accurately.
- Competent in using site management software and Microsoft Office applications.
- Excellent organisational skills with the ability to prioritise and manage multiple tasks under pressure.
The role requires full-time presence on site during standard working hours with occasional flexibility to meet project demands. The working environment is typical of construction sites, requiring appropriate personal protective equipment and adherence to safety protocols. The role involves exposure to varying weather conditions and physical activity including site inspections and coordination.
