THE ROLE
We are recruiting an experienced and driven Site Manager to join a growing construction and property development business based in Bromley.
This is a site-based position covering residential refurbishment projects across London and the South East. The successful candidate will take full responsibility for the day-to-day management of assigned sites, ensuring works are completed safely, on time, within programme and to the required quality standards.
The business delivers residential refurbishment and property development projects, including the conversion of existing properties into high-quality multi-unit accommodation.
This opportunity would suit a hands-on Site Manager who is confident managing subcontractors, coordinating multiple trades and taking ownership of projects from commencement through to practical completion.
KEY RESPONSIBILITIES
- Take full ownership of day-to-day site operations from project commencement through to practical completion.
- Manage project programmes, sequencing of works and key delivery milestones.
- Coordinate subcontractors, direct labour and multiple trades on site.
- Monitor contractor performance, productivity, workmanship and progress.
- Maintain a safe, tidy, organised and fully compliant site.
- Ensure works are completed in accordance with drawings, specifications and company standards.
- Identify and resolve issues that could affect programme, cost, safety or quality.
- Complete regular site inspections and maintain high quality-control standards.
- Capture and upload photographic and video evidence at key stages of each project.
- Coordinate inspections with Building Control and other relevant third parties.
- Manage snagging, defects, completion works and initial aftercare requirements.
- Monitor variations and highlight potential cost implications at an early stage.
- Ensure site instructions are authorised, documented and communicated clearly.
- Provide accurate progress reports to Project Managers and senior management.
THE IDEAL CANDIDATE
- Proven experience as a Site Manager, Construction Manager or in a comparable site-management role.
- Strong experience delivering residential refurbishment projects.
- Good understanding of construction sequencing, programme management and site coordination.
- Confident managing subcontractors, direct labour and multiple trades.
- Strong knowledge of health and safety requirements and site compliance.
- Excellent quality-control standards and attention to detail.
- Able to work independently and take full ownership of site delivery.
- Strong communication, reporting and organisational skills.
- Experience with multi-unit residential conversions would be advantageous.
- Experience maintaining structured progress reports and photographic quality evidence would be beneficial.
- SSSTS, SMSTS or an equivalent site-management qualification preferred.
