Small Works Manager
Crucial People Ltd
Ready to move beyond delivering the work and start shaping how it is delivered? This could be your next step if you are a BMS Service Engineer who has become the person trusted with small works, extra works, remedial or upgrade projects, or a Project Engineer or Project Manager who wants to lead a dedicated small works function.
You will have ownership of T&M and small works delivery, with the authority to organise engineers, manage customers and protect the commercial performance of each job. Your contribution will be visible, and there is genuine scope to build your career through promotion or lateral movement across a larger organisation.
Why this could beat your current role
You will be using your technical BMS knowledge without spending every day on the tools. Instead, you will take control of the full delivery process, from labour planning and logistics through to customer communication, invoicing and final handover. You will be trusted to make decisions, solve problems and set a consistent standard for the work delivered.
You will also receive a package that goes well beyond the basic salary:
- Up to £65,000 basic salary
- £6,825 annual car allowance
- Company performance bonus scheme
- Public transport expenses covered
- 25 days’ holiday, increasing with service
- Option to buy or sell additional holiday
- Pension starting at 7.5%, increasing with service
- Private healthcare and competitive sick pay
- EV salary sacrifice and EV charger loan schemes
- Cycle to work and interest-free smart technology schemes
- Retail, travel, leisure and entertainment discounts
What you will be doing
You will lead the successful delivery of T&M and small works, making sure jobs are completed on time and at the margin agreed when they were sold.
Your work will include:
- Planning engineers, subcontractors, materials and site logistics
- Owning customer escalations and seeing them through to a proper conclusion
- Managing H&S requirements, including risk assessments, method statements and CDM compliance
- Monitoring labour, overtime, supplier costs, warranty issues and project backlog
- Producing accurate order, revenue and labour forecasts
- Making sure commissioning reports, O&M information and invoicing details are issued on time
- Supporting delivery across BMS platforms, including Trend, Tridium, Siemens and Distech
What you will bring
You will need:
- Strong technical experience with BMS controls and building automation systems
- Experience delivering small projects, extra works or BMS project packages
- The confidence to manage customers, engineers, suppliers and commercial priorities
- A practical understanding of H&S, project documentation and successful job handover
The honest challenge
There will be competing priorities. You may be balancing customer escalations, engineer availability, commercial targets and urgent site requirements at the same time.
You will need to stay organised and make clear decisions under pressure. The upside is that you will have the visibility and ownership to show exactly what you can do.
