The Client

Our client is an established construction and facilities management contractor based in the Chelmsford area, providing reactive maintenance, planned works, refurbishment and building services across Essex and the surrounding counties.

With a growing portfolio of commercial and public sector clients, they are looking to strengthen their Small Works and FM operation with the appointment of an experienced Manager.

The Role

This is a fast-paced operational role responsible for coordinating a high volume of reactive maintenance, planned works and smaller construction projects.

You will take responsibility for jobs from initial instruction through survey, quotation and resource planning to delivery, completion and client sign-off.

The role requires someone with strong practical construction knowledge who can quickly assess requirements, allocate labour and subcontractors, arrange materials and plant, and ensure multiple jobs continue moving simultaneously.

You'll be a key point of contact for clients and site teams, so strong organisation, communication and problem-solving skills are essential.

Responsibilities

  • Managing multiple reactive, planned and small works projects simultaneously
  • Receiving, assessing and prioritising new instructions and urgent call-outs
  • Arranging site surveys and preparing scopes and quotations
  • Scheduling directly employed trades and specialist subcontractors
  • Coordinating plant, materials and other project resources
  • Maintaining regular communication with clients and site teams
  • Monitoring labour, material and subcontractor costs
  • Managing variations and additional works
  • Maintaining accurate job records and completion documentation
  • Coordinating works through client portals and internal systems
  • Preparing and maintaining appropriate RAMS
  • Ensuring completed works are closed out promptly for invoicing
  • Attending sites and urgent call-outs where required

Qualifications & Experience

  • Previous experience within Small Works, Facilities Management, Reactive Maintenance or a similar construction environment
  • Strong practical knowledge of general building and maintenance works
  • Experience coordinating multiple trades, subcontractors and live jobs
  • Excellent organisation, scheduling and prioritisation skills
  • Good commercial awareness, including quotations, labour, materials and variations
  • Confident client-facing communication skills
  • Working knowledge of RAMS and practical health & safety requirements
  • Trade or construction background would be highly advantageous
  • SSSTS, SMSTS, CSCS and First Aid qualifications beneficial
  • Full UK driving licence required

  • £40,000 - £50,000 depending on experience
