Small Works Supervisor

We are seeking an ambitious Small Works Supervisor to take full ownership of minor capital projects, building fabric alterations, asset lifecycle upgrades, and mechanical/electrical variations across a highly regulated, safety-critical estate.

This role serves as the crucial bridge between operational maintenance supervision and full-scale project management. Moving away from daily hands-on tool-time, you will lead an established on-site technical team, manage specialist sub-contractors, and act as the primary technical interface for corporate client stakeholders.

KEY RESPONSIBILITIES

  • Project Delivery & Execution: Scope, plan, budget, and deliver small works, office fit-outs, asset renewals, and minor building variations across mechanical, electrical, and fabric disciplines from initial survey to final handover.

  • Team Leadership & Mentorship: Line-manage and direct a dedicated on-site engineering team (Electrical, Mechanical, Fabric); coordinate daily task allocations, oversee quality control, and mentor junior technicians.

  • Sub-Contractor Governance: Onboard, schedule, and manage external specialist contractors; verify RAMS, issue Permits to Work (PTW), monitor site performance, and ensure commercial delivery aligns with contract specs.

  • Client & Stakeholder Management: Serve as the primary technical point of contact for client representatives, running regular progress meetings, producing clear reporting dashboards, and managing expectations in a live, operational environment.

  • Commercial & Procurement Support: Assist with raising purchase orders, conducting job estimates/costings, tracking project spend against budgets, and managing variations.

REQUIREMENTS & PERSON SPECIFICATION

  • Experience: Proven track record coordinating small works, minor projects, or lifecycle tasks within Hard FM, building services, or construction fit-outs.

  • Technical Foundation: Solid understanding of building services (mechanical, electrical, or structural fabric maintenance).

  • Health & Safety: Robust knowledge of permit-to-work systems, RAMS verification, and statutory safety protocols. IOSH Managing Safely or NEBOSH General Certificate is highly desirable.

  • Leadership & Communication: Natural leadership skills with the confidence to direct multi-trade site teams and present progress clearly to corporate client stakeholders.
