Job Title: Void Repair Surveyor
Location: Somerset
Salary: £19.32-£20.66 per hour
Contract: Temporary
Hours: Full-time
 
BRC are currently working with a Local Authority who are looking for an experienced Void Repair Surveyor to join their Housing team on a temporary basis.
 
The successful candidate will be responsible for inspecting void properties, identifying required works, producing schedules of work and overseeing repairs through to completion, ensuring properties meet the required Lettable Standard and are ready to be re-let as quickly as possible.
 
The Role
  • Undertake pre-void inspections and prepare detailed schedules of works.
  • Identify required repairs and provide estimated costs and completion timescales.
  • Carry out void works validation surveys once keys are received.
  • Undertake post-inspections to ensure works have been completed to the required standard.
  • Complete HHSRS checks across void properties.
  • Monitor the progress of void works and keep relevant teams updated on expected completion dates.
  • Liaise with contractors, in-house trades, asbestos teams, consultants and internal stakeholders.
  • Identify and manage tenant recharges where applicable.
  • Liaise with outgoing tenants regarding return standards and potential recharges.
  • Work with Asset Management and Capital Programme teams where properties require larger-scale works.
  • Provide recommendations for potential disposal or option appraisal where appropriate.
  • Collect photographs and property information for the Lettings team.
  • Measure and order materials required for works completed by in-house trades.
  • Ensure health and safety requirements and CDM regulations are followed throughout works.
  • Maintain accurate records and ensure all works comply with relevant legislation, regulations and best practice.
About You
  • Previous experience in property surveying, repairs or voids.
  • Strong knowledge of building repairs, construction and property-related legislation.
  • Experience within social housing or a good understanding of the sector.
  • Knowledge and experience of damp, mould and disrepair.
  • Experience undertaking property inspections and/or building pathology surveys.
  • Good understanding of Building Regulations and Health & Safety requirements.
  • Relevant surveying or construction qualification, or equivalent professional experience.
  • RICS accreditation would be advantageous.
  • Strong organisational skills with excellent attention to detail.
  • Confident making decisions, solving problems and managing competing priorities.
  • Good communication skills and experience liaising with contractors and internal stakeholders.
  • Competent using Microsoft Office and property management systems.
  • Full UK driving licence and access to a vehicle/pool car.
