Building Surveyor

We are currently recruiting experienced Building Surveyors to join a long-term national housing surveying programme delivering large-scale Stock Condition Surveys and Housing Health and Safety Rating System (HHSRS) assessments across residential housing portfolios.
This is an excellent opportunity to become part of a high-profile asset management programme, undertaking condition surveys that will help shape future investment and maintenance strategies for residential properties. Surveyors will primarily cover the Midlands region between Derby and Milton Keynes, with candidates based around Coventry, Northampton, Leicester, Rugby or surrounding areas being particularly well suited.
The Role
Working independently across your allocated region, you will carry out detailed property inspections, recording the condition of residential assets and identifying maintenance requirements, compliance issues and health and safety risks. Using digital surveying software, you will produce accurate reports that contribute to the successful delivery of a large-scale housing improvement programme.
Key Responsibilities
- Carry out comprehensive Stock Condition Surveys on residential properties.
- Undertake Housing Health and Safety Rating System (HHSRS) assessments.
- Assess the condition of buildings, identifying defects, maintenance requirements and compliance issues.
- Identify structural concerns, damp, mould and other property-related risks.
- Escalate damp and mould issues in accordance with current housing legislation, including Awaab's Law requirements.
- Record survey findings accurately using iPads and digital data capture systems.
- Produce clear, accurate and compliant survey reports.
- Manage your own workload to achieve programme targets and deadlines.
- Submit completed survey data, including completed inspections, partial access visits and aborted appointments.
- Liaise with project teams regarding survey progress, access issues and completed inspections.
- Travel throughout the allocated region, with occasional overnight stays where required.
About You
To be successful in this role, you will have previous experience carrying out residential property inspections and stock condition surveys, with a strong understanding of housing compliance standards and property condition reporting.
Essential Requirements
- Degree in Building Surveying or equivalent relevant industry experience.
- Proven experience undertaking Stock Condition Surveys.
- Previous experience carrying out HHSRS assessments.
- Strong understanding of residential property condition and housing compliance.
- Knowledge of Awaab's Law and current housing legislation.
- Experience using digital surveying software and iPads for field-based reporting.
- Excellent report writing and communication skills.
- Full UK Driving Licence.
- Ability to work independently and manage your own schedule.
Desirable Experience
- Social housing or housing association experience.
- Local authority housing survey experience.
- Large-scale housing stock survey programmes.
- Consultancy or property asset management experience.
- Strong knowledge of building defects, damp and mould diagnosis.
- Willingness to travel and occasionally stay away overnight.
