Hyperion Partners are currently working with a leading social housing provider in North West London who are looking to appoint an experienced Contracts Manager on an initial 3–6 month contract, with the potential for extension.
This is an excellent opportunity for an experienced Contracts Manager with a strong background in social housing repairs and maintenance to take responsibility for the successful delivery and performance of housing contracts across a residential property portfolio.
The Role
As a Contracts Manager, you will be responsible for managing contractors, overseeing contract performance and ensuring works are delivered safely, efficiently, within budget and to the required quality standards.
Your responsibilities will include:
- Managing day-to-day performance of contractors delivering planned, reactive and/or major works across social housing properties.
- Monitoring contract performance against agreed KPIs, SLAs, budgets and programmes.
- Managing contractor relationships and holding regular performance meetings.
- Overseeing quality, compliance, health & safety and customer service standards.
- Reviewing valuations, costs, variations and financial performance.
- Carrying out site visits and inspections to monitor the quality and progress of works.
- Managing defects and ensuring remedial works are completed within agreed timescales.
- Working closely with Surveyors, residents, contractors and internal teams to resolve issues and maintain service standards.
- Producing regular contract performance reports and providing recommendations for improvement.
- Ensuring all works comply with relevant legislation, contractual requirements and organisational policies.
About You
The successful candidate will have:
- Proven experience working as a Contracts Manager within social housing, housing associations or local authorities.
- Strong experience managing external contractors and housing repairs/maintenance contracts.
- A good understanding of planned and reactive repairs within residential properties.
- Experience managing KPIs, SLAs, budgets and contractor performance.
- Strong knowledge of health & safety and relevant housing/construction legislation.
- Excellent stakeholder management and communication skills.
- The ability to manage multiple priorities and drive contractor performance.
- Relevant property, construction or surveying qualifications would be advantageous.
