Disrepair Surveyor

We are recruiting for an experienced and customer-focused Disrepair Surveyor on an interim basis. This is a hybrid role and an exciting opportunity to play a key role in ensuring homes remain safe, compliant and fit for purpose by managing housing disrepair claims, investigating damp and mould issues, and ensuring compliance with Awaab's Law and all relevant housing legislation.
Working across a housing portfolio, you will carry out detailed property inspections, identify building defects, specify remedial works, and oversee repairs through to completion. You will work closely with residents, contractors, legal teams and internal colleagues to deliver high-quality outcomes while protecting the organisation from legal and financial risk.
- Manage a caseload of housing disrepair claims from initial inspection through to resolution.
- Investigate reports of damp, mould and condensation, identifying the root causes and specifying appropriate remedial works.
- Ensure all cases are managed in accordance with Awaab's Law, the Social Housing (Regulation) Act and relevant statutory requirements.
- Undertake detailed property inspections to diagnose structural defects, building failures and maintenance issues.
- Produce comprehensive inspection reports, specifications, schedules of work and cost estimates.
- Manage contractors to ensure repairs are completed safely, on time, within budget and to the required quality standards.
- Carry out pre-inspections, work-in-progress inspections and post-completion inspections.
- Liaise with residents, providing clear technical advice and regular updates throughout the repair process.
- Work collaboratively with legal teams on housing disrepair claims, providing technical evidence, witness statements and expert reports where required.
- Ensure accurate records are maintained within housing management and asset management systems.
- Monitor contractor performance against KPIs and service standards.
- Identify recurring building defects and recommend long-term asset management solutions.
- Ensure compliance with Health & Safety legislation, CDM Regulations and organisational policies.
You'll be an experienced property professional with excellent technical knowledge of residential construction and a passion for improving housing conditions for residents.
You will have:
- Experience managing housing disrepair cases within social housing or residential property.
- Strong knowledge of damp, mould and condensation diagnosis, including identifying root causes rather than treating symptoms.
- A good understanding of Awaab's Law, the Homes (Fitness for Human Habitation) Act, Landlord and Tenant legislation and current housing disrepair requirements.
- Experience specifying and managing responsive repairs and remedial building works.
- Excellent knowledge of building pathology, construction methods and property defects.
- Strong report writing and communication skills.
- Experience working with contractors and monitoring quality and performance.
- Excellent customer service skills with the ability to manage challenging situations sensitively and professionally.
- Good IT skills and experience using property management systems.
- A full UK driving licence.
