The Opportunity
An exciting opportunity has become available for an experienced Service Manager to join a well-established facilities management team supporting a major MOD estate.
This is a key operational role where you will oversee the delivery of reactive maintenance, planned preventative maintenance (PPM), remedial works and small projects, ensuring services are delivered safely, efficiently and to the highest standards.

The Role
As Service Manager, you will take ownership of the day-to-day delivery of maintenance services across the estate, ensuring work is completed on time, within budget and in full compliance with health and safety legislation.
Working closely with operational teams, specialist contractors and key stakeholders, you will ensure maintenance activities are planned, coordinated and delivered to agreed service levels.
Your responsibilities will include:
- Managing the delivery of reactive maintenance, planned preventative maintenance (PPM), remedial works and minor projects.
- Coordinating internal teams, subcontractors and specialist suppliers to ensure efficient service delivery.
- Monitoring operational performance, work schedules and KPIs, identifying risks and implementing solutions to maintain service levels.
- Managing contractor performance to ensure quality, compliance and value for money.
- Supporting the delivery of additional works by obtaining quotations, raising purchase orders and coordinating labour, materials and equipment.
- Ensuring all work is completed in accordance with health and safety legislation, including risk assessments, method statements, permits to work and safe systems of work.
- Maintaining accurate records using CAFM systems and ensuring statutory documentation, inspection reports and certification remain up to date.
- Carrying out quality assurance inspections and supporting continuous service improvement initiatives.
- Providing technical advice and operational support to colleagues, contractors and stakeholders.
- Assisting with statutory compliance activities, including asbestos management, legionella compliance and temporary works coordination.
- Building positive relationships with customers and stakeholders, resolving issues quickly and maintaining excellent levels of customer satisfaction.
We're looking for someone with proven experience managing service delivery within facilities management, engineering, building maintenance or a similar environment.
You'll be a confident organiser with excellent communication skills, capable of managing multiple priorities while maintaining a strong focus on customer service, compliance and operational excellence.
Ideally, you'll have:
- Experience managing maintenance operations within a facilities management or engineering environment.
- Experience coordinating contractors, suppliers and operational teams.
- Strong knowledge of reactive maintenance, planned maintenance and statutory compliance.
- A technical background in either electrical or mechanical engineering, supported by a Level 3 qualification or equivalent practical experience.
- Familiarity with CAFM systems and planned maintenance programmes.
- Good understanding of health and safety legislation, safe systems of work and compliance processes.
- Knowledge of JSP 375, SFG20 or working within regulated estates would be advantageous.
- Qualifications such as IOSH Managing Safely, NEBOSH, SMSTS or CDM awareness are desirable.
- Excellent organisational, problem-solving and stakeholder management skills.
- The ability to obtain SC Security Clearance.
- Salary of £40,000 - £44,500
