Lead Fire Alarm Technician at Risk Assessment LTD, London

The Lead Fire Alarm Technician will lead and coordinate the installation, commissioning, maintenance, and servicing of fire detection, emergency lighting, and AOV (Automatic Opening Ventilation) systems across a range of client premises.

This senior-level position demands a highly experienced and technically capable engineer (minimum 15 years’ experience) who can also support security and CCTV systems as part of integrated life-safety solutions. The role includes supervising technicians, ensuring compliance with BS standards, BAFE SP203-1, and company quality procedures, while delivering projects safely, efficiently, and to the highest professional standard.

Fire Detection & Life Safety Systems

• Lead the installation, commissioning, maintenance and fault diagnosis of conventional, addressable, networked and integrated fire detection and alarm systems.
• Ensure systems are installed, commissioned and maintained in accordance with BS 5839-1:2025, BAFE SP203-1, applicable BS EN 54 standards and manufacturer requirements.
• Carry out cause-and-effect programming, control panel configuration, system network verification, diagnostic testing and remedial repairs.
• Manage scheduled and reactive maintenance programmes, ensuring accurate service reports and certification are completed.

Emergency Lighting Systems

• Install, test, commission and maintain emergency lighting systems in accordance with BS 5266-1:2025, BS EN 1838:2024, BS EN 50172:2024 and client requirements.
• Carry out illumination level testing, logbook verification, defect rectification and certification.
• Provide technical recommendations for system upgrades, LED conversions and self-testing systems.

AOV (Automatic Opening Ventilation) Systems

• Install, commission and maintain natural and mechanical AOV and smoke control systems in accordance with BS 7346-8:2013, applicable parts of the BS EN 12101 series and manufacturer requirements.
• Test AOV interfaces with fire alarm and BMS systems, verify cause-and-effect sequences and diagnose mechanical and electrical faults.
• Provide technical recommendations for AOV performance improvements and system optimisation.

Security & CCTV Systems (Highly Desirable)

• Install, commission and maintain CCTV, access control and intruder alarm systems, including network/IP-based systems.
• Support the integration of fire, security and monitoring systems, including configuration, software updates and troubleshooting of CCTV networks and recording platforms.
• Advise clients on technical upgrades, data storage requirements and emerging security technology.

Leadership & Supervision

• Supervise and mentor engineers and junior technicians, ensuring technical competency, quality and safe working practices.
• Verify and sign off work completed by technicians, ensuring compliance with relevant standards, project specifications, manufacturer guidance and company QA procedures.
• Conduct on-site quality inspections and deliver internal training, toolbox talks and CPD sessions.
• Plan and allocate resources, materials and schedules to ensure projects are delivered efficiently and safely.

Project & Client Coordination

• Act as the technical lead on projects, coordinating with project managers, consultants, contractors and client representatives.
• Provide technical input, progress updates and project documentation throughout delivery.
• Support tender submissions, quotations and technical design reviews where required.
• Ensure installation and maintenance documentation is accurately completed, filed and maintained for BAFE SP203-1 audit requirements.
• Identify opportunities for system upgrades, improvements and remedial works, providing costed technical recommendations.

Health, Safety & Compliance

• Ensure compliance with the Health and Safety at Work etc. Act 1974, Electricity at Work Regulations 1989, relevant BS standards and company H&S procedures.
• Prepare and implement RAMS, conduct site safety checks and enforce safe systems of work.
• Support compliance with ISO 9001 quality management standards and BAFE SP203-1 requirements.
• Maintain ongoing professional competence through manufacturer training, CPD and technical development.
