CBW is recruiting on behalf of an established, leading FM service provider for an Electrical or Mechanical Maintenance Engineer to join their London team. This role covers a portfolio of approximately 5–20 commercial buildings across Zones 1&2. The successful candidate will be electrically biased (City & Guilds/NVQ qualified) with a proven track record in commercial building maintenance.
This is a foot mobile position, meaning the engineer will travel between sites on foot or via public transport (no company vehicle provided) to carry out planned preventative and reactive maintenance across electrical and mechanical plant, with a particular focus on electrical maintenance within landlord areas.
The role offers a competitive salary of up to £48,000 per annum, dependent on experience and qualifications, along with overtime and ongoing training opportunities.
Key Duties & Responsibilities
- The engineer will be responsible for emergency lighting checks, fire alarm testing, water treatment, and statutory compliance across the portfolio.
- Day-to-day work includes planned and reactive maintenance on pumps, motors, seals, bearings, and compressors, as well as servicing air conditioning systems such as air handling units and fan coil units (including filter changes and cleaning), resetting chillers, and monitoring the BMS system (for example, hot and cold calls).
- The role also involves keeping log books accurately updated, escorting specialist subcontractors on site, supporting fellow engineers, and providing technical advice where needed.
- As this is an M&E-focused contract, plumbing and fabric work form only a minor part of the role.
Monday to Friday, 08:00–17:00.
Requirements
- Candidates should hold a City & Guilds or NVQ Level 3 in Electrical (Mechanical Level 2 also considered) and must be able to provide copies of their trade certificates — this is essential.
- A proven track record and solid understanding of commercial building maintenance is required,
- A multi-skilled approach,
- Strong communication and customer service skills,
- A willingness to work on a foot mobile basis across multiple sites (note: this role does not include a company vehicle).
- The role offers a salary of up to £48,000 (dependent on experience and qualifications),
