The Opportunity

An established and growing London fit-out contractor is looking to appoint a Preconstruction Manager to strengthen its preconstruction team.

This is an excellent opportunity for someone already working within preconstruction, estimating or the commercial side of the commercial fit-out and refurbishment market who is ready to take greater ownership of tenders and continue developing their career.

The successful individual will work across high-quality CAT A, CAT A+, workplace and refurbishment projects, becoming involved from initial enquiry and tender strategy through to contract award and handover to the delivery team.

This isnt necessarily about finding a finished Senior Preconstruction Manager. We are looking for someone with strong fundamentals, commercial awareness and the capability to take ownership of tenders, while continuing to develop within an experienced team.

The Role

You will be responsible for supporting and increasingly leading the preconstruction process across multiple opportunities, including:

- Managing tenders from initial enquiry through to submission and contract award
- Reviewing tender documentation and identifying key commercial, design and programme risks
- Supporting the preparation and development of cost plans
- Coordinating input from estimating, commercial, design and operational teams
- Working closely with subcontractors and the wider supply chain to obtain and interrogate competitive pricing
- Developing procurement strategies and tender programmes
- Reviewing specifications, drawings and design information
- Identifying value engineering, buildability and cost-saving opportunities
- Supporting design development and coordination throughout the tender
- Preparing high-quality tender submissions
- Attending client meetings, tender interviews and presentations
- Developing relationships with clients, consultants and supply-chain partners
- Supporting the transition of successfully secured projects into the delivery team
- Maintaining commercial awareness throughout the preconstruction process

The Ideal Background

We are interested in candidates currently operating as a:

- Preconstruction Manager
- Precontracts Manager
- Assistant Preconstruction Manager
- Estimator / Senior Estimator with broader preconstruction exposure
- Quantity Surveyor / Commercial Manager who has developed significant tender and preconstruction experience

Ideally, you will have experience within London commercial fit-out, design & build or refurbishment, with exposure to CAT A and/or CAT A+ workplace projects.

Experience working on projects in the £5m+ range would be particularly beneficial, with the ambition and capability to progress onto larger and increasingly complex schemes.

- Commercial fit-out / refurbishment experience
- Strong understanding of the tender and preconstruction process
- Good commercial and cost awareness
- Ability to interrogate drawings, specifications and tender information
- Understanding of subcontractor procurement and supply-chain engagement
- Design coordination and buildability awareness
- Strong communication and client-facing skills
- Ability to coordinate multiple internal and external stakeholders
- Confidence taking ownership of a tender while knowing when to draw upon senior support
- Genuine ambition to develop into a more senior preconstruction position

Whats important is that you understand the commercial fit-out environment, can demonstrate a solid grounding in preconstruction and tendering, and have the drive and capability to progress towards Senior Preconstruction Manager level.

Salary & Package

£70,000 - £100,000 + package, dependent on experience.

There may be flexibility slightly above this range for an individual bringing particularly strong and directly relevant commercial fit-out/preconstruction experience.
