We are currently recruiting for an experienced Project Manager to take responsibility for the delivery of a complex demolition and enabling works project in the City of London.

This is a long-term freelance opportunity expected to run for approximately 12 months, working with an established specialist contractor delivering technically challenging demolition, structural and enabling works across London.

The project is already live, so we require an experienced Project Manager who can come into an ongoing scheme, quickly establish control and drive the project through to successful completion.

The works involve a complex demolition and enabling package within a highly constrained and operational city-centre environment. The scheme includes extensive temporary works, structural investigations, strip-out and removal of redundant plant, scaffolding and hoist arrangements, structural demolition and associated enabling works.

A major part of the role will be managing the interface between the site team, client, consultants, temporary works designers, subcontractors and neighbouring stakeholders while maintaining tight control of programme, safety and commercial delivery.

Key responsibilities will include:

  • Overall responsibility for day-to-day project delivery
  • Taking ownership of an existing live project and driving the programme forward
  • Managing demolition, enabling and temporary works packages
  • Managing specialist subcontractors and the site management team
  • Programming, sequencing and short-term planning of works
  • Coordination of temporary works, scaffolding, hoists and structural activities
  • Chairing progress meetings and providing clear reporting to senior management and the client
  • Managing RFIs, design information and technical queries
  • Ensuring RAMS, permits and project documentation are in place
  • Monitoring programme performance and identifying potential delays
  • Managing logistics within a heavily constrained City of London environment
  • Maintaining excellent standards of health & safety
  • Working closely with the commercial team regarding variations, progress and subcontractor performance
  • Managing stakeholder and neighbouring property interfaces

The project requires particularly careful sequencing and engineered temporary works to maintain structural stability throughout demolition, while protecting neighbouring properties and maintaining operations within a constrained city-centre location.

The successful candidate will ideally have:

  • Strong Project Management experience within demolition, enabling works or structural alterations
  • Experience delivering complex projects as the No.1 Project Manager
  • Previous experience working within Central London / highly constrained sites
  • Strong temporary works knowledge
  • Experience managing structural demolition and heavy enabling packages
  • Excellent programme and subcontractor management skills
  • Strong client-facing and communication ability
  • SMSTS
  • CSCS
  • First Aid
  • Temporary Works experience/qualification advantageous

This role would suit a hands-on, delivery-focused Project Manager who is comfortable taking ownership of a challenging scheme and driving both the site team and subcontractors to programme.

This is a genuine long-term freelance opportunity with approximately 12 months of work available.
