Build and Develop a Property Maintenance Operation
Our client owns and manages a substantial portfolio of residential and refurbished properties across Edinburgh, including rental apartments, existing occupied buildings and high-end listed properties undergoing refurbishment and redevelopment.
They are looking to appoint a practical, hands-on Property & Maintenance Operations Manager to lead refurbishment, planned works and maintenance across the portfolio. Working directly alongside the business owner, you'll have genuine autonomy to shape the operation, improve processes and build a high-performing property works team.
The Role
You'll be responsible for surveying properties, identifying priorities, planning refurbishment and maintenance programmes, and ensuring projects are delivered safely, efficiently and to a consistently high standard.
Managing direct labour and specialist subcontractors, you'll oversee multiple projects while developing effective systems, coordinating resources and driving quality across the portfolio.
This is a hands-on operational role. We're looking for someone who enjoys being out on site, solving problems, making decisions and ensuring work is completed properly—not simply managing from behind a desk.
Build Your Own Team
This is a unique opportunity to build a property works function rather than simply manage an existing one. As the portfolio continues to grow, you'll play a key role in recruiting and developing a dedicated team around you, including site supervisors, trade professionals and maintenance operatives. You'll help shape the structure of the department, establish working standards and create an operation capable of delivering both refurbishment projects and long-term property maintenance.
About You
You'll have a strong background in construction, refurbishment or property maintenance, with experience managing multiple projects, trades and subcontractors.
A practical trade background—particularly in joinery—or experience progressing into construction, property or maintenance management would be highly desirable.
You'll be organised, commercially aware and confident taking ownership, with the leadership skills to build a reliable, efficient property works operation.
Experience with maintenance management software is advantageous but not essential, as full training will be provided.
