The Opportunity
We are looking for a driven and organised Property Manager to join a fast-growing and ambitious property business. This is an exciting opportunity to take ownership of a portfolio of shared residential properties, where no two days are the same.
You’ll play a key role in ensuring properties are well-managed, tenants are supported, and landlords receive a consistently high level of service. The Role
This is a dynamic position combining office-based and field-based responsibilities.
You’ll manage a portfolio of multi-let (HMO) properties across Greater Manchester and surrounding areas, taking full ownership of day-to-day operations.
Key responsibilities include:
· Managing the full tenancy lifecycle – move-ins, inventories, inspections, check-outs and deposit returns
· Conducting property inspections and ensuring maintenance issues are identified and resolved promptly
· Coordinating with contractors to ensure properties are maintained to a high standard
· Supporting tenant satisfaction through proactive communication and issue resolution
· Managing rent collection and addressing arrears in a timely manner
· Liaising with landlords and maintaining strong, long-term relationships
· Supporting viewings and helping to minimise void periods where required
· You will effectively “own” your portfolio, ensuring it performs commercially while delivering an excellent experience for both tenants and landlords

About You
We’re looking for someone who is highly organised, proactive and confident managing relationships.
To be successful, you will have:
· Proven experience in property management or lettings, ideally with HMO / multi-let properties
· Strong organisational skills and the ability to manage a busy workload independently
· Excellent communication skills and a customer-focused approach
· A proactive mindset – someone who takes ownership and resolves issues efficiently
· Confidence using property systems and technology
· A full UK driving licence and access to your own vehicle
