We're working with a leading property and rural services business that is looking to appoint a Property Manager to join its established Peterborough team. This is an excellent opportunity for someone with solid residential property management experience who is keen to broaden their responsibilities, develop their client exposure and progress their career within a highly regarded organisation.
You'll take responsibility for a varied portfolio, acting as a key point of contact for clients, tenants and contractors and managing properties through the full lifecycle.
The role will include:
- Managing day-to-day property management matters, acting as the main point of contact for clients, tenants and contractors.
- Coordinating maintenance, repairs and contractor instructions, including obtaining quotations for more complex works.
- Carrying out property inspections and preparing associated reports and repair schedules.
- Managing tenancy renewals, notices, rent reviews and arrears.
- Managing properties through the full letting process, from taking properties back in hand and refurbishment through to marketing, referencing, agreements and letting.
- Advising clients on rental values and letting options.
- Managing estate budgets, cashflows and insurance claims.
- Ensuring relevant Health & Safety and compliance inspections are maintained.
- Dealing with licences for gardens, garages and other buildings.
- Liaising with accounts, building surveying and other internal teams to deliver a joined-up service.
- Using property management systems to analyse data and produce reports.
- Attending court proceedings where required.
About you
We're looking for someone with previous residential, rural or commercial property management experience who is confident managing multiple properties, tenants, contractors and client requirements. You'll need to be organised, commercially aware and comfortable taking ownership of your portfolio, while also knowing when to seek guidance from more senior colleagues.
- ARLA and or AssocRICS and or MRICS qualifications,
- A strong track record in residential property management is the key requirement.
- Property management, lettings, client management and estate administration.
