The Role
We are seeking an experienced Quantity Surveyor to join a growing construction team. This is an excellent opportunity for a commercially focused QS to take responsibility for the financial and contractual management of projects from pre-construction through to final account.
Working across a range of residential, commercial and industrial projects, you will work closely with operational teams, clients and subcontractors to ensure projects are delivered successfully, profitably and in accordance with contractual requirements.
Key Responsibilities
Commercial Management
Take commercial responsibility for projects from award through to completion.
Prepare, manage and monitor project budgets and forecasts.
Produce monthly Cost Value Reconciliations (CVRs).
Monitor project performance against agreed budgets, forecasts and margins.
Identify and manage commercial risks and opportunities.
Work closely with project teams to maximise project profitability.
Procurement & Subcontractor Management
Prepare and issue subcontractor enquiries.
Analyse quotations and negotiate subcontract agreements.
Procure subcontract packages in line with project programmes.
Manage subcontractor accounts, applications and final accounts.
Ensure subcontractors fulfil their commercial and contractual obligations.
Valuations & Payments
Prepare and submit client applications for payment.
Assess and agree subcontractor valuations.
Manage project cash flow and payment schedules.
Prepare, negotiate and agree final accounts.
Variations & Change Control
Identify, price and submit project variations.
Maintain accurate records of project changes.
Negotiate and agree variations with clients and subcontractors.
Ensure the company's commercial entitlement is protected throughout the project lifecycle.
Contract Administration
Review contract conditions and ensure ongoing compliance.
Manage contractual notifications and commercial correspondence.
Provide contractual and commercial support to operational project teams.
Identify and mitigate contractual and commercial risks.
Maintain a strong understanding of project requirements under JCT contracts.
Commercial Reporting
Prepare monthly commercial reports.
Forecast project costs and revenues.
Report on project profitability, margins and cash position.
Provide commercial analysis and information to senior management.
Experience & Qualifications
The successful candidate should have:
A minimum of 3 years' Quantity Surveying experience within a main contracting environment.
Experience working across residential, commercial and/or industrial construction projects.
Experience working with Housing Associations and private-sector clients.
Strong working knowledge of JCT contracts.
Proven experience managing subcontractor procurement and accounts.
Good understanding of CVRs, valuations, variations and final accounts.
Strong commercial and contractual awareness.
Excellent negotiation and communication skills.
Proficiency in Microsoft Excel and relevant commercial software.
A full UK driving licence.
