We are working with an award-winning PLC developer to strengthen their commercial team with an experienced and proactive Quantity Surveyor. This is an excellent opportunity to join a major strategic development in Sussex, where you will work closely with the Commercial Manager to oversee the delivery of a 1,000+ unit development. The scheme will incorporate a substantial residential programme alongside mixed-use construction, major infrastructure and associated external works.

With a programme expected to run for circa 10 years, this role offers exceptional long-term stability, genuine career progression and the opportunity to become a key member of the commercial team throughout the life-cycle of a major development.

As Quantity Surveyor, you will take responsibility for the commercial management of the development, working collaboratively with the Commercial Manager, construction teams, consultants, subcontractors and wider project stakeholders.

Your responsibilities will include:

  • Managing the commercial performance of allocated phases and packages across the development.
  • Supporting the Commercial Manager with the overall commercial strategy and delivery of the project.
  • Leading procurement activities, including the preparation and review of tender packages and subcontractor negotiations.
  • Managing subcontractor accounts, valuations, variations, payments and final accounts.
  • Monitoring project costs, budgets, forecasts and financial performance.
  • Identifying commercial risks and opportunities and ensuring these are effectively managed.
  • Preparing and maintaining accurate cost/value reports and providing clear commercial information to the wider project team.
  • Reviewing and challenging costs to ensure value for money and commercial control.
  • Working closely with site teams to ensure commercial and operational objectives are aligned.
  • Managing contractual and commercial correspondence with subcontractors and suppliers.
  • Supporting the resolution of commercial issues and disputes where required.
  • Ensuring robust cost control throughout the project lifecycle.
  • Contributing to the development and implementation of commercial processes and best practice across the scheme.

About You

We are looking for an experienced Quantity Surveyor with a strong commercial background, ideally gained within housebuilding, residential development or a related construction environment. You will be commercially astute, organised and confident dealing with subcontractors and internal stakeholders. The scale and longevity of the development mean that this role would suit someone who enjoys working on complex projects and wants to build a long-term career.

You should have:

  • Proven experience working as a Quantity Surveyor within construction or housebuilding.
  • Strong understanding of procurement, subcontractor management and cost control.
  • Experience managing budgets, valuations, variations and final accounts.
  • Good knowledge of construction contracts and commercial procedures.
  • Strong communication and negotiation skills.
  • Excellent attention to detail and the ability to manage multiple priorities.
  • A proactive approach, with the confidence to identify and address commercial issues.
  • Relevant Quantity Surveying qualifications are desirable, although strong relevant experience will also be considered.
