Job Duties- Prepare detailed cost estimates and budgets for new build housing projects, ensuring accuracy and alignment with project specifications.
- Monitor and control project costs throughout the construction phase, identifying and managing any variances or risks.
- Undertake procurement activities including tender evaluation and negotiation with suppliers and subcontractors to secure best value.
- Prepare and agree interim valuations and final accounts, ensuring timely submission and payment.
- Collaborate closely with project managers, architects, engineers and contractors to ensure financial and contractual compliance.
- Maintain detailed records of all contractual correspondence, variations and claims to support dispute resolution if required.
- Provide regular financial reports and forecasts to senior management to support informed decision-making.
- Ensure compliance with all relevant health and safety, environmental and quality standards on site.
- Relevant professional qualification in Quantity Surveying, such as membership or working towards membership of a recognised professional body.
- Full UK driving licence, valid and clean.
- Degree or diploma in Quantity Surveying, Construction Management or a related discipline.
- Proven experience working as a Quantity Surveyor within the new build housing sector.
- Demonstrable experience in cost planning, procurement, contract administration and valuation within residential developments.
- Experience working on multiple projects simultaneously and managing priorities effectively.
- Strong understanding of construction methods and materials relevant to new build housing.
- Excellent numerical and analytical skills with attention to detail.
- Proficient in the use of industry-standard software for estimating, cost control and contract management.
- Good communication and negotiation skills with the ability to build effective working relationships.
- Ability to work independently and as part of a team in a fast-paced environment.
- Sound knowledge of relevant UK construction legislation, procurement processes and contract forms.
- Work primarily takes place on-site across various locations within Warwickshire and the West Midlands, with regular visits to construction sites.
- Flexible working arrangements including the option to work from home part of the week.
- Full-time hours with occasional need to work outside standard hours to meet project deadlines.
- Use of company vehicle or car allowance to travel between sites.
- Work environment involves exposure to typical construction site conditions, requiring adherence to health and safety regulations at all times.
