The Role:
We are seeking a Regional Surveyor to oversee the condition, maintenance and long-term suitability of a diverse residential property portfolio across the South of England and Wales. This is a home-based role with extensive travel, offering the opportunity to make a real difference to residents by ensuring homes remain safe, compliant, and fit for purpose.
You will play a key role within the Property Services team, managing maintenance and repair works, undertaking stock condition surveys, supporting planned investment programmes, and providing professional property advice. The role also involves building strong relationships with residents to understand their ongoing housing needs and ensure properties continue to meet their requirements.
Key Responsibilities:
Property & Asset Management
- Undertake stock condition surveys and assess property suitability, component lifespan and future investment requirements.
- Support the development of annual planned maintenance and investment programmes.
- Specify and oversee improvement, maintenance and repair works.
- Liaise on retrofit and energy-efficiency improvement programmes.
- Project & Contract Management
- Act as client representative for property works and insurance-related projects.
- Monitor contractor performance and ensure works are delivered to the required quality standard.
- Manage snagging, defects and sign-off processes.
- Authorise invoices within delegated limits and ensure value for money.
- Property Acquisition
- Assess potential property acquisitions and undertake pre-purchase surveys and valuations.
- Produce recommendations regarding suitability and future investment requirements.
- Compliance & Administration
- Maintain accurate property data and asset records.
- Manage asbestos and legionella registers and ensure ongoing compliance with legal requirements.
- Support the review and development of policies, procedures and asset management systems.
- Attend committee and operational meetings as required.
What We're Looking For:
- Qualified Building Surveyor (RICS, CIOB or equivalent).
- At least three years' post-qualification experience.
- Strong background in property maintenance, repairs and asset management.
- Experience working collaboratively with contractors, tradespeople and property professionals.
- Excellent knowledge of Building Regulations, planning processes, building safety and property standards.
- Ability to diagnose property issues and develop practical, cost-effective solutions.
- Strong report-writing and communication skills.
- Ability to work independently while managing a varied workload across a large geographical area.
Desirable :
- Experience within social housing.
- Experience working with vulnerable residents.
- Knowledge of property adaptations for older or disabled occupants.
- Additional Information
- Home-based role following initial training.
- Extensive travel throughout the South of England and Wales.
- Attendance at London meetings at least twice per month.
- Participation in an out-of-hours rota.
- Full driving licence required.
