Lynx Employment Services are recruiting for an experienced Repairs Officer (Voids) to support a busy Repairs and Maintenance service in North Northamptonshire.
The role will focus particularly on void properties, carrying out surveys and inspections to ensure works are correctly specified, completed safely and delivered to the required standard.

### The Role

Key responsibilities will include:

  • Carrying out void property surveys and preparing work specifications
  • Undertaking site safety visits
  • Conducting work-in-progress inspections
  • Completing snagging and post inspections
  • Managing pre- and post-inspection records and maintaining a clear audit trail
  • Preparing specifications, technical information and reports
  • Liaising with contractors and attending site meetings
  • Providing technical support and supervision to tradespeople and contractors
  • Monitoring quality, timescales and performance of works
  • Identifying and managing risks relating to repairs and maintenance
  • Ensuring work complies with relevant Health & Safety, building and environmental legislation

The full JD confirms responsibility for surveys, specifications, contractor liaison, pre/post inspections and technical supervision.

### About You

We are looking for someone with at least 5 years' relevant experience and a strong background in housing repairs, property maintenance or void works.

You should have:

Broad knowledge of construction and property maintenance Strong understanding of Health & Safety within a housing/landlord environment Experience managing a demanding workload in a high-volume service Good surveying and inspection experience Ability to identify defects and specify appropriate remedial works Strong contractor and customer communication skills Ability to work independently and prioritise changing workloads Good IT and written reporting skills The council's person specification particularly looks for construction/property-maintenance knowledge and experience within a high-volume customer environment. Experience of responsive repairs, capital programmes and void management is also listed as desirable.

A valid driving licence is required, and the person specification states that the postholder must also have access to a car for business use. £28\.73 per hour PAYE \| 3\-month rolling contract \| 37 hours per week
