Repairs Surveyor - Housing Repairs
Location: Hackney, London
Contract: Initial 6 months
Rate: £232.28 per day Umbrella / £172.37 per day PAYE
Are you an experienced Repairs Surveyor with a background in social housing, responsive repairs or building maintenance?
We are currently recruiting for a Repairs Surveyor to join a London local authority on an initial 6-month contract, working within its Housing Services repairs and maintenance team.
You will be responsible for inspecting council-owned residential properties, identifying defects and specifying the remedial works required. The role will also involve overseeing contractors and ensuring repairs are delivered safely, efficiently and to the required standard across a portfolio of approximately 5,000 social housing properties.
Key Responsibilities
·Undertake property inspections and surveys following requests for responsive repairs
·Diagnose building defects, including damp and other maintenance issues
·Prepare specifications, estimates and programmes of work
·Order works and assess value for money and commercial feasibility
·Monitor contractors and the council's direct labour organisation throughout delivery
·Carry out post-inspections to ensure completed works meet the required quality, health & safety and statutory standards
·Maintain accurate repairs records, reports and contract documentation
·Manage individual repairs projects from initial investigation through to completion
·Liaise with residents, leaseholders, contractors and internal housing teams
·Assist with complaints and enquiries relating to repairs and maintenance
The position will involve taking ownership of repairs cases and maintaining communication with residents throughout the process.
What We're Looking For
You will ideally have:
·Previous experience within responsive repairs, social housing or building maintenance
·Strong knowledge of construction details and building defect diagnosis
·Experience preparing specifications, estimates and schedules of work
·Experience managing and monitoring contractors
·Knowledge of Health & Safety legislation and CDM 2015
·Strong resident and stakeholder communication skills
·A building-related HNC/HND, although candidates who are qualified through relevant experience will also be considered
·Knowledge of disrepair, Section 20 consultation or Party Wall legislation would be beneficial
 
The council specifically requires relevant building maintenance experience and strong technical knowledge of defects across domestic properties, including high-rise developments.
