Senior Asset Manager

We’re recruiting for a Senior Asset Manager to join Southwark’s largest resident-managed housing organisation, responsible for around 1,600 homes across Borough and Bermondsey.
This is a genuinely different kind of housing organisation. Strategic decisions are made by a Board of resident directors, meaning residents have a real voice in how their homes and communities are managed and invested in. Resident support for this model has remained at around 90% across six formal ballots over 25 years.

The role
You’ll lead asset management, planned investment, stock condition, sustainability and major works across the portfolio, including annual capital programmes worth £2m–£8m.
Key responsibilities include:
- Leading asset strategy and investment planning
- Delivering major planned and capital works programmes
- Managing stock condition surveys, asset data and lifecycle forecasting
- Developing 5, 10, 15 and 30-year investment plans
- Managing contractors, consultants, budgets, quality and performance
- Leading EPC improvement, energy efficiency and Net Zero planning
- Undertaking NPV and asset viability assessments
- Supporting governance, assurance and resident engagement
You’ll need significant asset management or planned maintenance experience within housing, with demonstrable experience of capital investment programmes, stock condition and asset data, contractor management, budgets and performance, and sustainability or energy-efficiency programmes.
You’ll also need a strong understanding of social housing investment, building safety and the wider regulatory environment, together with the ability to communicate technical information clearly to residents, colleagues and senior stakeholders.
Essential qualifications
You’ll need a Degree, HNC/HND, Level 5 qualification or equivalent in a relevant discipline such as Building Surveying, Asset Management, Construction Management, Property Management, Housing or Building Studies.
You will also need:
- PRINCE2 Practitioner, APM PMQ or equivalent project management qualification
- IOSH Managing Safely, NEBOSH or equivalent health and safety qualification
- Relevant professional membership, or be working towards membership, through RICS, CIOB or CIH
