Senior Quantity Surveyor

An established main contractor is looking for an experienced Senior Quantity Surveyor to take full commercial responsibility for a major office-to-residential conversion project in West London.

This is a key leadership position for a commercially astute Senior Quantity Surveyor who can oversee all project costs and financial matters. Acting as the senior commercial lead, the successful Senior Quantity Surveyor will manage the project from pre-construction through to final account, ensuring the residential development is delivered within budget while protecting the contractor’s commercial interests.

The project involves the conversion of an existing office building into high-quality residential apartments, so previous experience delivering residential developments, refurbishment projects or office-to-residential conversions would be highly advantageous.

Senior Quantity Surveyor Responsibilities

As the project’s Senior Quantity Surveyor, you will be responsible for:

  • Taking overall control of all project costs, financial reporting and commercial performance
  • Managing the full commercial delivery of the residential conversion project
  • Preparing budgets, cost plans, forecasts and monthly financial reports
  • Managing procurement and appointing subcontractors
  • Producing and administering subcontractor packages
  • Managing valuations, variations and change control
  • Monitoring costs against the project budget
  • Managing subcontractor payments and final accounts
  • Identifying commercial risks and opportunities
  • Working closely with the Project Manager and construction team
  • Reporting directly to the Commercial Director
  • Ensuring the residential project achieves its commercial and financial targets
  • Leading all commercial negotiations throughout the development
  • Taking full responsibility for the project through to final account

Senior Quantity Surveyor Requirements

The ideal Senior Quantity Surveyor will have:

  • Proven experience working as a Senior Quantity Surveyor for a main contractor
  • Strong experience delivering residential construction projects
  • Experience with office-to-residential conversions, refurbishment schemes or complex residential developments
  • The ability to act as the senior commercial lead on a project
  • Excellent knowledge of construction contracts and commercial management
  • Strong procurement, cost-control and financial-reporting skills
  • Experience managing subcontractors from appointment through to final account
  • The confidence to take ownership of all costs and financial matters
  • Excellent communication, negotiation and leadership skills
  • A relevant qualification in Quantity Surveying or Commercial Management
