Overview
We are seeking an experienced and commercially driven Senior Quantity Surveyor to join our growing team. Working closely with the Commercial Manager and Project Team, you will take responsibility for the commercial management of a landmark high-rise residential development in the heart of Birmingham, overseeing the project from procurement through to final account.

Key Responsibilities
Commercial Management
- Take overall commercial responsibility for assigned projects from procurement through to final account.
- Prepare, manage, and monitor project budgets and cost reports.
- Produce accurate monthly valuations and applications for payment.
- Identify, price, and negotiate variations and change orders.
- Manage project cash flow and ensure commercial performance targets are achieved.
- Prepare and agree final accounts with clients and subcontractors.
Procurement & Subcontract Management
- Procure subcontract packages and negotiate terms.
- Assess and compare subcontractor quotations.
- Prepare and issue subcontract documentation.
- Manage subcontractor payments, variations, and final accounts.
- Build and maintain strong relationships with subcontractors and suppliers.
Client & Project Team Liaison
- Act as the main commercial point of contact for clients on allocated projects.
- Work closely with site teams, project managers, and design teams to ensure commercial objectives are achieved.
- Attend client and project meetings, providing commercial advice and reporting where required.
- Support and mentor Assistant Quantity Surveyors and junior members of the commercial team.
Commercial Reporting
- Prepare monthly cost value reconciliations (CVRs).
- Monitor project costs, risks, and opportunities.
- Provide regular commercial reports and forecasts to senior management.
- Ensure all commercial records and documentation are maintained accurately.
Skills & Experience
Essential
- Previous experience as a Quantity Surveyor or Senior Quantity Surveyor with a main contractor.
- Proven ability to manage the commercial aspects of construction projects from procurement through to final account.
- Strong knowledge of standard forms of contract and construction commercial practices.
- Excellent negotiation, communication, and organisational skills.
- Proficient in Microsoft Word and Excel.
Desirable
- Degree qualified in Quantity Surveying or a related construction discipline.
- Experience delivering residential, commercial, industrial, or mixed-use developments.
- Membership of, or working towards, a relevant professional body such as RICS or CIOB.
