We are working with an established and growing specialist contractor who is looking to appoint an experienced Project Manager / Senior Site Manager to take responsibility for standalone projects across London.

This is a long-term freelance position offering continuity of work across an expanding portfolio of projects.

The contractor specialises in technically challenging demolition, enabling works, structural alterations and specialist construction packages, working across commercial, retail, leisure, education and major redevelopment schemes.

Their current workload provides a particularly varied mix of projects, from complex Central London structural demolition through to groundworks, piling, asbestos removal, service isolations, drainage, temporary works and external construction.

For example, current schemes include demolition and enabling works adjacent to operational rail infrastructure, requiring Network Rail liaison, statutory service disconnections and careful management of third-party interfaces. Other projects involve demolition, bulk excavation, pile probing, foundation works and sheet piling.

This is therefore an excellent opportunity for somebody who enjoys running their own project rather than simply managing one package on a major construction site.

The portfolio isn't limited to traditional demolition. One leisure scheme, for example, incorporates groundworks, new drainage infrastructure, bespoke construction and external landscaping, demonstrating the wider construction capability required across the workload. The education portfolio also involves substantial strip-out, demolition, asbestos/hazardous material removal, slab demolition and on-site crushing in sensitive residential surroundings.

As Project / Site Manager you will be responsible for:

  • Taking overall responsibility for your allocated project
  • Managing projects from mobilisation through to completion
  • Managing site teams, subcontractors and specialist trades
  • Producing and maintaining short-term programmes
  • Coordinating works against the contract programme
  • Managing RAMS, permits and site documentation
  • Maintaining high standards of health & safety
  • Managing logistics, deliveries and site constraints
  • Coordinating temporary works and specialist engineering requirements
  • Liaising with clients, consultants, designers and external stakeholders
  • Monitoring subcontractor performance
  • Managing quality and ensuring works are delivered to specification
  • Identifying programme risks and resolving site issues proactively
  • Reporting progress to senior management
  • Working closely with the commercial team throughout delivery

We are looking for someone with:

  • Previous experience as a Project Manager, Senior Site Manager or experienced Site Manager
  • A background in demolition, enabling works, groundworks, structural alterations or specialist construction
  • Experience independently running projects
  • Strong subcontractor management skills
  • Good technical understanding and ability to read drawings
  • Strong health & safety knowledge
  • Good client-facing communication skills
  • A proactive approach to planning and problem solving
  • SMSTS
  • CSCS
  • First Aid
  • Temporary Works experience would be advantageous

Candidates who have worked for demolition, enabling works, groundworks or specialist subcontractors/main contractors would be particularly well suited.

You don't necessarily need to have delivered every type of work listed above. More important is a strong construction background, the ability to take ownership of a standalone project and deliver it safely, commercially and to programme.

This is a temporary/freelance appointment but is intended to be a long-term position, with a strong pipeline of projects providing continuity for the right individual.
