Site Manager – Façade Replacement (Newcastle)

Role Overview

As Site Manager, you will be responsible for the day-to-day management of façade replacement and external envelope refurbishment works on site, ensuring projects are delivered safely, efficiently, on programme, and to the highest quality standards.

Working closely with the Project Manager and Construction Manager, you will coordinate labour, subcontractors, materials, and site logistics while maintaining strict compliance with Health & Safety legislation and project specifications. The successful candidate will possess strong analytical skills, enabling them to identify risks, resolve technical issues, monitor project performance, and implement practical solutions to ensure successful project delivery.

Key Responsibilities

Manage the daily operations of façade replacement and cladding remediation projects.

Supervise direct labour, subcontractors, and specialist façade installers.

Ensure all works are completed safely, on programme, within budget, and to the required quality standards.

Coordinate site activities, deliveries, plant, scaffolding, and access systems.

Conduct daily site inspections to monitor workmanship, quality, and Health & Safety compliance.

Review drawings, specifications, and installation details to ensure accurate construction.

Identify technical issues and implement effective solutions in collaboration with design and project teams.

Monitor progress against programme and report delays, risks, and mitigation measures.

Produce and review RAMS, permits, inspection records, and quality documentation.

Ensure all site records, daily diaries, progress reports, and photographic evidence are maintained accurately.

Carry out quality inspections and ensure defects are identified and rectified promptly.

Coordinate snagging activities through to practical completion.

Liaise with clients, consultants, residents, and other stakeholders professionally.

Ensure materials are delivered, stored, and installed in accordance with manufacturer recommendations.

Monitor subcontractor performance and productivity.

Participate in weekly planning and coordination meetings.

Report accidents, near misses, and HSE visits in accordance with company procedures.

Analytical Responsibilities

The successful candidate will demonstrate strong analytical and problem-solving abilities by:

Monitoring programme performance and identifying potential delays before they impact delivery.

Reviewing installation methods and sequencing to improve productivity and efficiency.

Analysing quality trends and implementing corrective actions.

Identifying commercial and operational risks throughout the project lifecycle.

Interpreting construction drawings, technical specifications, and façade details.

Supporting project reporting through accurate data collection and progress analysis.

Using site performance metrics to drive continuous improvement.

Continuous Improvement

You will contribute to the ongoing development of project delivery by:

Promoting best practice in façade installation and quality assurance.

Supporting continuous improvement of Health, Safety, Environmental, and Quality standards.

Identifying opportunities to improve site productivity and efficiency.

Encouraging collaboration across project teams.

Supporting training and mentoring of junior site personnel.

Person Specification

Qualifications

Essential

HNC/HND or equivalent qualification in Construction or a related discipline (or significant industry experience).

SMSTS.

CSCS Managers Card.

First Aid at Work.

Full UK Driving Licence.

Experience & Skills

Essential

Proven experience as a Site Manager on façade replacement, cladding remediation, or external envelope projects.

Strong understanding of rainscreen cladding, external wall insulation (EWI), render systems, brick slip systems, curtain walling, windows, and fire remediation works.

Excellent leadership and people management skills.

Strong analytical and problem-solving ability.

Ability to interpret technical drawings and specifications.

Experience managing scaffolding, temporary works, and specialist subcontractors.

Strong organisational and planning skills.

High attention to detail and commitment to quality.

Good commercial awareness.

Proficient in Microsoft Office and digital site reporting systems.

Desirable

Experience delivering occupied residential refurbishment projects.

Knowledge of the Building Safety Act, PAS 9980, and fire remediation standards.

Experience using Asta Powerproject or Microsoft Project.
