Our client, a leading provider of facilities services in the UK, is seeking a Strategic Property Risk Manager to assess and report property-related risks across an estate, ensuring the accurate evaluation of building condition, compliance, resilience, and asset performance.

This role supports risk mitigation, investment planning, statutory compliance, and long-term asset management objectives through evidence-based surveying and reporting activities. The successful candidate will play a key role in identifying and evaluating risks across a complex property portfolio, providing accurate and auditable information to inform strategic decision-making.

Working in alignment with ISO 19650, Asset Information Requirements (AIR), and ISO 55001 principles, you will undertake property risk, condition and compliance assessments, delivering clear recommendations that support organisational objectives, resilience, and asset lifecycle performance.

Job Description

We are seeking a professional with experience in property risk, condition, and compliance surveying who can deliver accurate, auditable, and defensible risk information.

Working in alignment with ISO 19650, Asset Information Requirements (AIR), and ISO 55001 principles, you will provide clear insights and recommendations to support informed decision-making.

Key Responsibilities

  • Conduct property risk, condition, compliance and resilience assessments using approved surveying methodologies, digital inspection tools and risk assessment frameworks.
  • Identify, evaluate and document risks relating to building fabric, MEP systems, statutory compliance, fire safety, structural integrity, environmental performance, operational resilience and business continuity.
  • Verify the condition, suitability, accessibility, compliance status and operational impact of property assets and building elements.
  • Identify emerging, latent, deteriorating or unmanaged risks that may impact safety, compliance, service delivery, asset value or lifecycle performance.
  • Assess asset condition, criticality and risk exposure to support investment planning, lifecycle forecasting and strategic maintenance decision-making.
  • Produce clear risk reports, condition assessments, risk registers and prioritised recommendations, ensuring outputs are accurate, complete, traceable and maintained to organisational standards.
  • Follow approved governance processes for risk escalation, reporting, mitigation tracking and the management of survey variations or amendments.
  • Investigate data anomalies, identify defects requiring further investigation or remedial action, and escalate recommendations as appropriate.

Person Specification

  • Demonstrable experience undertaking property risk, condition and compliance surveys across complex commercial, public-sector or multi-site estates.
  • Strong understanding of building fabric, MEP systems, statutory compliance, resilience and property risk management principles.
  • Experience producing structured risk assessments, condition reports, risk registers and evidence-based recommendations.
  • Good technical knowledge and understanding of MEP assets, ideally supported by engineering qualifications.
  • Strong data analysis and data management skills.
  • Excellent communication skills.
  • Exceptional attention to detail and analytical capability.
  • Professional integrity, sound risk judgement, technical competence and a proactive approach to protecting people, property and organisational objectives.
