Regional Surveyor

The Opportunity:

Avalon is seeking an experienced Regional Surveyor for a 12-month fixed-term contract paying £50,000 per annum.

This home-based role covers an extensive patch across South England and Wales, with occasional attendance (at least twice per month) required at our London office (WC1H).

Reporting directly to the Head of Property Services, you will oversee all maintenance, repairs, property acquisitions, and health and safety compliance for a dedicated portfolio of homes—many occupied by elderly residents with specific housing needs. You will play a crucial role in delivering pre-purchase surveys, asset management strategies, stock condition surveys, and property adaptations.

Key Duties:

  • Conduct pre-purchase surveys and valuations for potential acquisitions, assessing property suitability against organisational criteria.
  • Undertake annual stock condition surveys across approximately 20% of the regional patch, logging data on HomeMaster to evaluate component lifespans and resident suitability.
  • Specify, procure, and supervise building works, maintenance repairs, insurance claims, and energy efficiency retrofitting programmes.
  • Act as the named client representative on contracts, managing site quality, snagging, rework, and contractor invoice authorisations.
  • Ensure total health, safety, and regulatory compliance across assigned properties, actively maintaining asbestos and legionella registers.
  • Collaborate with the Repairs & Maintenance Officer and Compliance Coordinator to deliver annual planned works programmes and timely day-to-day repairs.
  • Build strong, respectful relationships with residents to assess ongoing housing and adaptation needs, referring tenant welfare concerns appropriately.
  • Participate in out-of-hours rota cover and attend operational Asset Management Groups, Board, and Committee meetings as required.

Requirements:

  • Qualifications: Professionally qualified RICS Building Surveyor, CIOB, or holding an equivalent relevant building/surveying qualification.
  • Experience: Minimum of 3 years post-qualification experience managing building maintenance, repairs, property acquisitions, and collaborating with contractors and property professionals. Experience within social housing or dealing with property adaptations for disabled/elderly residents is highly desirable.
  • Knowledge: Expert knowledge of Building Regulations, planning processes, and all statutory regulations covering building safety, decency, asbestos, and legionella.
  • Skills: Strong property reporting skills, sound technical judgment, and intermediate proficiency in MS Office (Word, Excel, Outlook) and asset management software.
  • Interpersonal Attributes: Diplomatic, empathetic, and pastorally sensitive, with exceptional communication skills and a customer-first mindset.
  • Mobility & Checks: Clean driving licence, willingness to undertake extensive travel across South England and Wales (including occasional overnight stays), an Enhanced DBS check
