The successful candidate will work closely with internal Housing Solutions teams, external landlords, accommodation providers and partner agencies to ensure temporary accommodation is effectively managed and statutory homelessness duties are delivered.
Key Responsibilities
- Manage a portfolio of Temporary Accommodation (TA) properties and households, including voids, lettings, tenancy management, repairs and rent arrears.
- Arrange the admission of homeless households into temporary accommodation and ensure residents understand their rights and responsibilities.
- Monitor occupancy, minimise void periods and support the effective collection of rent and reduction of arrears.
- Undertake regular property and resident visits, ensuring accommodation meets required health, safety and fitness standards.
- Liaise with landlords, accommodation providers, contractors and external partners regarding property management, repairs and compliance.
- Manage PLAs, HALs and other accommodation suppliers, including invoice processing and contractual compliance.
- Investigate and respond to complaints, neighbour disputes, tenancy issues and member enquiries, taking appropriate remedial action.
- Manage tenancy/licence breaches, including Notices to Quit, termination recommendations, legal proceedings and court attendance where required.
- Support residents with housing options, welfare benefits, employment and training opportunities, making referrals to appropriate external agencies.
- Coordinate the discharge of households from temporary accommodation, including the management, storage or disposal of abandoned belongings.
- Maintain accurate housing, financial and case management records and produce performance information, KPIs and financial returns.
- Use Excel and Power BI to monitor data, expenditure, performance and temporary accommodation spend.
- Maintain inventories and ensure appropriate provision of furnishings, appliances, bedding and other essential equipment.
- Monitor Council Tax and other property-related enquiries and work with relevant services to maximise occupancy.
- Ensure compliance with relevant housing and homelessness legislation, statutory guidance, health & safety requirements and council policies.
- Build effective working relationships with Housing Solutions teams, landlords, residents, elected members and external agencies.
You will have experience working with vulnerable households and be confident managing a varied caseload involving tenancy issues, rent arrears, property management, repairs and resident complaints.
The ideal candidate will have:
- Proven experience within Temporary Accommodation, Homelessness or Housing Management.
- Good knowledge of relevant housing and homelessness legislation and statutory guidance.
- Experience managing tenancies/licences, rent arrears, voids and property-related issues.
- Experience working with vulnerable or homeless households.
- Strong customer service and resident-facing skills.
- Experience managing complaints, disputes and complex customer issues.
- Knowledge of property inspections, health & safety and accommodation standards.
- Excellent organisational, case management and record-keeping skills.
- Strong written and verbal communication skills.
- Experience working to KPIs and performance targets.
- Advanced Microsoft Excel skills; Power BI experience is highly desirable.
- Ability to work independently across multiple sites and manage a busy workload.
