Overview

We are seeking an experienced Awaab's Law Surveyor to support our Housing Services team in delivering safe, compliant and high-quality homes for residents.

The successful candidate will play a key role in preparing the organisation for the implementation of Awaab's Law, with a particular focus on Housing Health and Safety Rating System (HHSRS) assessments, damp and mould investigations, disrepair cases and remedial works management across the housing portfolio.

This is an excellent opportunity for an experienced housing professional to make a meaningful impact on housing standards and resident wellbeing.

Key Responsibilities

• Undertake property inspections, condition surveys and technical assessments across the housing stock.
• Identify, assess and manage HHSRS hazards in accordance with current legislation and best practice.
• Investigate reports of damp, mould and condensation, identifying root causes and recommending appropriate solutions.
• Prepare specifications, schedules of work and technical reports for remedial and repair works.
• Manage repair and improvement works through to completion, ensuring quality, value for money and compliance.
• Support the council's preparation for and response to Awaab's Law requirements.
• Monitor contractor performance and ensure works are delivered safely, efficiently and to the required standard.
• Provide technical advice to residents, colleagues and stakeholders.
• Assist with disrepair cases, complaints and legal matters where required.
• Contribute to compliance reporting and housing quality initiatives.
• Maintain accurate records and ensure all documentation is completed in line with organisational procedures.

Essential Requirements

• Construction-related qualification or significant relevant surveying experience.
• Experience working within social housing, property maintenance, repairs, compliance or asset management.
• Strong knowledge of HHSRS and housing-related legislation.
• Experience diagnosing building defects, damp, mould and condensation issues.
• Experience managing responsive repairs, disrepair cases or planned maintenance works.
• Knowledge of building pathology and repairs management.
• Strong report-writing, communication and stakeholder management skills.
• Ability to manage a varied workload and work independently.
• Full UK driving licence and access to a vehicle (if required).

Desirable Requirements

• Membership of a relevant professional body (RICS, CIOB or equivalent).
• Experience working within a local authority or registered housing provider.
• Experience supporting housing compliance programmes and property quality improvement initiatives.
• Knowledge of the Social Housing Regulation Act and upcoming Awaab's Law requirements.
