Property Services Team Leader

We are recruiting on behalf of an established housing and property management organisation for an experienced Property Services Team Leader to lead a team of four Property Administrators overseeing approximately 1,800 properties based in Ilford, Essex.

This is a hands-on leadership role suited to a confident property professional with social housing experience, strong people-management skills and the ability to resolve complex issues and drive performance.
Key Responsibilities
  • Lead and support four Property Administrators across a portfolio of c.1,800 properties.
  • Monitor workloads, KPIs, outstanding actions and escalations.
  • Resolve complex landlord, tenant and property matters.
  • Manage complaints, disputes and escalated cases.
  • Coach, develop and performance-manage team members, including PIPs where required.
  • Chair weekly team meetings and report performance to senior management.
  • Liaise with landlords, tenants, local authorities, contractors and internal teams.
  • Oversee repairs, quotations, cost recovery and compliance.
  • Identify service improvements and ensure consistent processes across the department.
The successful Property Services Team Leader will have:
  • Essential: Proven social housing experience.
  • 3–5 years' residential/property management experience, including 2+ years in a supervisory or team leadership role.
  • Experience managing a team, including appraisals and formal performance management.
  • Experience overseeing a substantial property portfolio and multiple caseloads.
  • Strong experience handling landlord/tenant disputes and formal complaints.
  • Knowledge of property maintenance, landlord and tenant legislation and housing regulation.
  • Experience with Guaranteed Rent, private sector leasing or residential lettings.
  • Excellent organisation, communication and problem-solving skills.
  • Confidence managing competing priorities and challenging performance or delays.
Desirable: ARLA Propertymark, ILM/CMI qualification, relevant degree, supported or temporary accommodation experience.
