We are seeking an experienced and commercially astute Quantity Surveyor to join an established construction and property business specialising in high-end residential projects across the countryside and Home Counties.
The business delivers a diverse portfolio of bespoke country homes, rural estates, historic properties, new-builds and high-quality refurbishments, often involving complex construction and exceptional standards of finish.
This is an excellent opportunity for a Quantity Surveyor looking to work on distinctive, high-value projects where quality, attention to detail and commercial management are equally important.
Key Responsibilities
- Manage the commercial aspects of projects from pre-construction through to completion.
- Prepare and maintain cost plans, budgets, forecasts and cash-flow projections.
- Lead procurement and tendering of subcontractor and supplier packages.
- Obtain, analyse and negotiate quotations and subcontract agreements.
- Prepare and manage valuations, applications for payment and monthly cost reports.
- Monitor and manage variations, changes and commercial risks.
- Manage subcontractor accounts, payments and final accounts.
- Identify commercial opportunities and ensure projects remain within agreed budgets.
- Work closely with project managers, construction teams, architects, consultants and clients.
- Assist with estimating, tendering and pre-construction activities.
- Maintain accurate commercial records and reporting throughout the project lifecycle.
The ideal candidate will have:
- Proven experience as a Quantity Surveyor within construction.
- Experience in high-end residential, luxury residential, refurbishment, heritage or bespoke construction.
- Strong cost management, procurement and commercial reporting skills.
- Experience managing variations, valuations and final accounts.
- Good knowledge of construction methods, materials and subcontractor procurement.
- Strong negotiation, communication and organisational skills.
- Excellent attention to detail and a proactive approach.
- The ability to build strong relationships with clients, consultants, subcontractors and internal teams.
- Good IT skills, particularly Excel and relevant commercial systems.
