Branta is seeking an experienced Property & Commercial Manager to oversee, optimise, and control a multi-site corporate real estate portfolio across the UK and Ireland.

Reporting directly to the Head of Facilities, you will take operational ownership of lease administration, landlord relations, rent reviews, dilapidations, and occupancy cost optimization. In addition, you will act as the lead for property, FM, and workplace procurement—tendering contracts, negotiating commercial terms, and driving supplier performance.

KEY RESPONSIBILITIES

  • Portfolio & Lease Management: Manage day-to-day operations across a multi-site leasehold portfolio; maintain property databases, track critical dates (breaks, expiries, reviews), and execute lease events.

  • Commercial Procurement: Lead end-to-end procurement and tendering for hard/soft FM services, utilities, fit-outs, and workplace infrastructure; negotiate pricing, SLAs, and commercial terms.

  • Cost Control & Dilapidations: Track occupancy costs (rent, rates, service charges), support budget forecasting, and manage lease-end obligations and dilapidations.

  • Landlord & Vendor Governance: Act as the primary operational contact for landlords, managing agents, and external advisers; monitor supplier performance against KPIs and SLAs.

  • Projects & Transactions: Support estate planning, site acquisitions, disposals, office fit-outs, and business integrations, including health & safety due diligence.

REQUIREMENTS & PERSON SPECIFICATION

  • Experience: Proven track record in corporate real estate, commercial property management, or FM procurement across a multi-site portfolio.

  • Knowledge: Deep understanding of commercial lease structures, landlord/tenant law, dilapidations, service charges, and FM contract management.

  • Qualifications: Degree in Property, FM, Real Estate, or equivalent experience. IOSH Managing Safely or NEBOSH General Certificate is required.

  • Skills: Strong commercial negotiation skills, financial acumen (Excel/reporting), excellent stakeholder management, and high attention to detail.

  • Mobility: Full UK driving licence and willingness to travel regularly across the UK & Ireland.
