Interim Repairs Contract Manager
Location: Basildon, Essex
Rate: £600 per day (Umbrella)
Contract: 6 months
Working Pattern: Full-time, Hybrid


Are you an experienced Repairs Contract Manager with a strong background in social housing repairs and maintenance?


We are currently working with a local authority in Essex who are looking to appoint an Interim Repairs Contract Manager to join their Repairs & Maintenance team on an initial 6-month contract.


This is a client-side role with responsibility for managing contractor performance and ensuring the repairs and maintenance contract is delivered in line with contractual requirements, agreed KPIs, financial controls, quality standards and compliance obligations.


The successful candidate will have significant senior-level experience within repairs and maintenance and a proven track record of managing contractors within a social housing or local authority environment.


Key Responsibilities


· Monitor and manage contractor performance against contractual requirements and KPIs.
· Ensure the contract is delivered in accordance with agreed financial and commercial requirements.
· Monitor the quality of works, including workmanship and materials.
· Ensure appropriate subcontractor controls are in place and being adhered to.
· Review and manage contract variation requests, ensuring these are appropriately challenged and approved in line with contractual requirements.
· Identify areas of non-compliance and implement appropriate corrective action and improvement plans.
· Monitor operational and assurance KPIs and use performance data to drive service improvements.
· Maintain an effective client/contractor relationship while providing appropriate challenge where required.
· Ensure residents receive a positive repairs experience and that service standards are maintained.
· Ensure complaints are managed promptly and effectively in accordance with the Housing Ombudsman Complaint Handling Code.
· Produce and present performance and assurance reports to a range of stakeholders.


Requirements


The successful candidate will ideally have:


· A degree in Building Surveying or a related discipline.
· Membership of a relevant professional body, such as RICS or CIOB.
· Significant experience at a senior level within repairs and maintenance.
· Strong experience managing contractor performance and compliance against contractual requirements.
· Extensive knowledge of repairs and maintenance contracts, building legislation, building safety and health & safety requirements.
· A strong understanding of statutory and regulatory requirements within social housing repairs and maintenance.
· Experience developing and implementing action plans to address contractor non-compliance and poor performance.
· Good knowledge of procurement and contract management.
· Experience analysing complex performance information and producing operational and assurance KPIs.
· Strong report writing and stakeholder management skills.
· Experience working with residents and resident groups.
